Pleasanton sales slowed, but buyers are still writing offers

By Robin Young
Real estate, Pleasanton

CNBC reported the average 30-year fixed rate hit 7.50% as of October 14, 2026. That is the number shaping every Pleasanton deal right now. Higher payments mean fewer buyers qualify, and some who do are simply waiting. But waiting and gone are two different things.

The Real Estate Data Aggregator counted 147 pending sales across Pleasanton in the three months ending August 31, 2026. That is down 13.5% from the same period in 2025. Fewer deals, yes. But deals are still closing.

Realtor.com noted that mortgage rates topped 7% for the first time since January 2025. That lines up with what we are seeing locally. Buyers are adjusting, not disappearing.

The bigger picture

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is a real signal. Sellers who price too high are getting a lesson.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Prices nationally are still moving up, just slowly. Pleasanton's small dips fit that pattern.

CNBC also noted that the ARM share of mortgage demand hit 10.5%, the highest level since October 2025. Some buyers are finding ways to make the math work. That is worth knowing if you are on either side of a deal.

In short
  1. Pleasanton saw 139 closed sales and 147 pending sales in the three months ending August 31, 2026, per the Real Estate Data Aggregator.
  2. Prices are down a little.
  3. Homes are taking a bit longer.
  4. But buyers are still out there, still writing offers, and still paying close to asking.
  5. Pricing and preparation are doing more work than they did a year ago.

One more thing worth saying: the numbers above cover full ZIP codes. One street can read very differently from the whole 94566 or 94588 picture. If you want to know what is happening on your block, just ask.
