Pleasanton sales slowed as fewer owners put homes on the market

By Robin Young
Real estate, Pleasanton

The biggest thing to know as of November 4, 2026: fewer Pleasanton owners listed their homes. That makes pricing and timing matter more than usual.

Across both Pleasanton ZIP codes, the Real Estate Data Aggregator counted 163 new listings in the three months ending August 31, 2026. That is down 12.4% from the same stretch in 2025. Realtor.com reported that pending sales fell 10.5% nationally in October 2026. Pleasanton felt that too. The Real Estate Data Aggregator counted 147 pending sales across the two ZIPs, down 13.5% year over year.

Fewer listings means fewer comps. When you price a home with thin data, a small miss can cost real money. That is why the prep work matters more in a market like this one.

How the two ZIP codes compare

Pleasanton splits into two ZIP codes: 94566 and 94588. They tell different stories this period.

In 94566, the Real Estate Data Aggregator counted 84 homes sold, down 28.8% from a year before. That is a big drop. Still, homes there sold in a median of 29 days, one day faster than the same period in 2025. And 33.3% sold above list price, up 7.9 points from last year.

In 94588, the Real Estate Data Aggregator counted 55 homes sold, down 9.8%. The median sale price there was $1,475,000, down 3.8%. Prices dipped a little, and homes took 13 days longer to sell than a year ago, landing at a median of 33 days.

Speed to contract

One number worth watching: how fast homes go under contract. In 94566, the Real Estate Data Aggregator found that 28.4% of homes went under contract within two weeks of listing. That is down 4.6 points from 2025, but still more than 1 in 4 homes. In 94588, 22% went under contract in two weeks, down 12.4 points from last year.

Supply is still tight

The Real Estate Data Aggregator counted 103 homes for sale across both Pleasanton ZIPs. That is down 9.6% from a year ago. Months of supply sat at 2.3 months in 94588 and 2.2 months in 94566. Both are up slightly from 2025, but both are still well below the six months that signals a balanced market.

What is happening with rates

Rates are part of why activity slowed. Realtor.com reported that mortgage rates peaked at 7.40% in mid-October 2026. CNBC reported the average contract rate on a 30-year fixed mortgage eased to 7.3% as of November 4, 2026. That is still high enough to keep some buyers and sellers on the sidelines.

Nationally, Realtor.com reported active listings grew to 1.18 million homes for sale in October 2026. Pleasanton is moving in the opposite direction, with inventory down. That gap matters when you are setting a price.

In short
  1. Fewer owners listed homes in Pleasanton in the three months ending August 31, 2026. Sales fell in both ZIP codes.
  2. Prices dipped a little too.
  3. Homes that were priced well still sold close to list, and some sold above it.
  4. Tight supply kept the market from tipping too far.
  5. But with fewer comps to work from, getting the price right from day one matters more than it did a year ago.

One last thing: the numbers above cover full ZIP codes. One street can read very differently from the ZIP code around it. If your home sits on a block that has been moving faster or slower than the rest, the ZIP code average will not tell you that.
