Pleasanton sales slowed as fewer owners put homes on the market
The biggest shift in Pleasanton right now is this: fewer owners are listing. The Real Estate Data Aggregator counted 163 new listings across Pleasanton in the three months ending August 31, 2026. That is down 12.4% from the same months in 2025. When fewer homes come to market, everything else slows down with it.
Nationally, the picture looks different. Realtor.com reported that active listings grew 5.5% year-over-year, topping 1.16 million homes for sale across the country. Pleasanton moved the other way. So what you are seeing here is a local story, not a national one.
Fewer listings meant fewer sales
The Real Estate Data Aggregator counted 139 homes sold across Pleasanton in the three months ending August 31, 2026. That is down 22.3% from a year before. Fewer homes came to market, so fewer changed hands. Not a mystery, just math.
Buyers are still out there. The Real Estate Data Aggregator counted 147 pending sales across Pleasanton in that same period. That is real demand. It is just meeting a smaller pool of homes.
Rates are not helping buyers stretch
CNBC reported the average contract rate for a 30-year fixed mortgage at 7.37% as of October 28, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. That is a real cost for anyone financing a purchase. Worth knowing before you set your expectations.
CNBC also reported that mortgage applications to purchase a home rose 4% for the week ending October 28, 2026. And the share of applications using adjustable-rate mortgages hit 11.3%, the highest level in more than a year. Some buyers are getting creative to make the numbers work.
The two ZIP codes tell slightly different stories
Pleasanton covers two ZIP codes, and they did not move in lockstep. Here is how they compare for the three months ending August 31, 2026, according to the Real Estate Data Aggregator.
| 94588 | 94566 | |
|---|---|---|
| Median sale price | $1,475,000 | $1,689,000 |
| Homes sold | 55 | 84 |
| Median days on market | 33 | 29 |
| Sale to list price | 98.9% | 99.2% |
| Sold above list price | 21.8% | 33.3% |
| Months of supply | 2.3 | 2.2 |
In 94566, the Real Estate Data Aggregator shows the median sale price held at $1,689,000, down just 1.2% from a year before. A third of homes, 33.3%, sold above list price, up 7.9 points from last year. Homes there also sold faster, at a median of 29 days, one day quicker than the year before.
In 94588, the median sale price came in at $1,475,000, down 3.8% from a year before. Homes sat a median of 33 days, which is 13 days longer than last year. That is a noticeable shift. Not every home sold slowly, but buyers there had more time to think.
Prices dipped a little, but sellers still got close to asking
The Real Estate Data Aggregator shows homes in 94588 sold at an average of 98.9% of list price. In 94566 it was 99.2%. Both are within a hair of asking. Prices softened a bit, but sellers were not giving homes away.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Pleasanton's two ZIP codes each dipped slightly over that same stretch. Local conditions here are running cooler than the national trend.
What this means if you own a home here
Fewer listings means your home has less competition when it comes to market. That is a real advantage. But buyers are taking longer to decide, especially in 94588. Pricing it right from the start matters more than it did a year ago.
Realtor.com reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That is a national number, not a Pleasanton one. But it is a signal that overpriced homes are sitting everywhere right now.
What this means if you are buying
With only 103 homes for sale across Pleasanton and new listings still falling, fresh options are not piling up. The Real Estate Data Aggregator shows just 22% of homes in 94588 went under contract within two weeks of listing, down 12.4 points from a year ago. In 94566 it was 28.4%, down 4.6 points. You have a little more time, but the well-priced ones still move.
- Pleasanton owners listed less.
- Sales fell 22.3%.
- Buyers are still active, with 147 pending sales across both ZIP codes.
- Prices dipped a little but sellers still got close to asking.
- Rates at 7.37% (CNBC, October 28, 2026) are adding pressure for anyone financing.
- The two ZIP codes are behaving differently, and one street can read very differently from the whole ZIP code.
All of these numbers cover the three months ending August 31, 2026. One street, one block, one price range can look very different from what the ZIP code shows overall. If you want to know what the data says about your specific address, just reach out.
