More listings showed up in Livermore, but buyers kept pace
The Real Estate Data Aggregator counted 164 homes for sale across Livermore in the three months ending August 31, 2026. That is up 8.6% from a year before. More sellers showed up. But buyers did not blink.
Nationally, Realtor.com reported active listings grew 5.5% year over year, topping 1.16 million homes for sale. Livermore's 8.6% rise outpaced that. More choice here than the national average, but not a flood.
Here is the part sellers should pay attention to. The Real Estate Data Aggregator counted 238 pending sales across Livermore in the same period. That is up 3.5% from a year before. Buyers are still writing offers.
The two ZIP codes tell different stories
Livermore splits into two ZIP codes, and they moved in opposite directions this period. That matters if you own a home in one of them.
| 94551 | 94550 | |
|---|---|---|
| Median sale price | $931,500 | $1,280,000 |
| Price change vs. last year | Down 7.8% | Up 1.4% |
| Homes sold | 132 | 117 |
| Median days on market | 19 days | 18 days |
| Sale price as share of list | 99.6% | 100.4% |
| Sold above list price | 35.6% | 35% |
In 94551, the Real Estate Data Aggregator put the median sale price at $931,500, down 7.8% from a year before. That is a real dip. But 132 homes sold there, up 26.9% from last year. More homes moved, at a lower price.
In 94550, the median sale price was $1,280,000, up 1.4%. Homes sold there fell 25% to 117. Fewer deals, but prices held.
Buyers are still moving fast
Speed tells you a lot about real demand. In 94551, the Real Estate Data Aggregator found that 39.7% of homes went under contract within two weeks of listing. That share is up 7.4 points from a year before.
In 94550, it was even quicker. The Real Estate Data Aggregator found 45.9% of homes went under contract within two weeks. That is up 11.5 points from last year. Nearly half of all listings in that ZIP did not sit long.
Both ZIP codes sat at 2 months of supply, according to the Real Estate Data Aggregator. That is still well below the 5 to 6 months that signals a balanced market. More listings came on, but supply stayed tight.
What the national picture adds
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Livermore's 94550 kept pace with that. Livermore's 94551 did not, with its 7.8% price drop.
Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. That is a real headwind for buyers. Yet Livermore's pending sales still rose 3.5% across both ZIP codes. Demand held up despite the rate environment.
- More sellers listed in Livermore in the three months ending August 31, 2026. Buyers absorbed most of it.
- Supply stayed at 2 months.
- Homes still went under contract fast.
- But prices in 94551 slipped, while 94550 held steady.
- The two ZIP codes are not the same market right now.
One more thing worth knowing. Even within a ZIP code, one street can read very differently from the overall numbers. A block with newer homes, a better school boundary or a quieter location can outperform the ZIP average by a wide margin.
