More listings hit Livermore, but the market is still moving fast

By Robin Young
Real estate, Livermore

The big news for Livermore as of October 26, 2026: more homes are coming to market, but buyers are still moving quickly. That means sellers still need to show up ready.

The Real Estate Data Aggregator counted 298 new listings across Livermore in the three months ending August 31, 2026. That is up 10% from the same stretch a year before. Homes for sale rose too, up 8.6% to 164 total. Realtor.com reported that active listings nationally grew 5.5% year over year, so Livermore is actually seeing stronger inventory growth than the country as a whole.

Here is the part that matters most for sellers. Even with more homes to choose from, the Real Estate Data Aggregator shows pending sales across Livermore rose 3.5% to 238. Buyers have a few more options, and they are still buying.

Speed: homes are going fast in both ZIP codes

In 94551, the Real Estate Data Aggregator put median days on market at 19 days, four days shorter than a year ago. In 94550, it was 18 days, three days shorter. Neither ZIP code is making buyers wait long.

In 94551, 39.7% of homes went under contract within two weeks, up 7.4 points from a year ago. That is still a strong share, and it is moving in the right direction.

Prices: a split story between the two ZIP codes

This is where the two sides of Livermore tell different stories. The Real Estate Data Aggregator put the median sale price in 94551 at $931,500, down 7.8% from a year ago. That is a real dip, and worth knowing if you are pricing a home there.

In 94550, the median sale price was $1,280,000, up 1.4% from a year ago. Prices held steady on that side of town.

Even in 94551, where prices dipped, the Real Estate Data Aggregator shows the sale-to-list ratio held at 99.6%. Homes still sold close to asking. The price dip is about where the market settled, not about sellers giving things away.

Above-list sales are actually up in both ZIP codes

The Real Estate Data Aggregator counted 35.6% of homes in 94551 selling above list price, up 3.9 points from a year ago. In 94550, 35% sold above list, up 6.1 points. More competition at the offer stage, not less.

What the national picture adds

Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is a headwind for buyers everywhere, including Livermore.

Realtor.com also noted that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Livermore is not immune to that pressure, especially in 94551 where the median price did fall.

Still, the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. The broader trend is still upward, even if individual markets move at their own pace.

What this means for you

For buyers, a little more inventory means a little more breathing room. You still need to move with purpose, though. Half the homes in 94550 were gone within two weeks.

For sellers, the market still has real pace. Months of supply sat at just 2 months in both ZIP codes, per the Real Estate Data Aggregator. That is a thin supply. Clean pricing and solid prep still matter more than ever.

In short
  1. More listings hit Livermore in the three months ending August 31, 2026, and the Real Estate Data Aggregator confirms inventory is up 8.6% across both ZIP codes.
  2. But pending sales rose 3.5%, days on market fell in both ZIPs, and above-list sales climbed.
  3. The market has more choices for buyers, and it is still moving fast for sellers who price it right.

One more thing worth saying: the numbers above cover whole ZIP codes. One street can read very differently from the ZIP as a whole. If you want to know what is happening right around your home, just ask.
