More listings are showing up in Livermore, but it is still moving fast

By Robin Young
Real estate, Livermore

These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted 298 new listings across Livermore, up 10% from the same stretch a year ago. More supply is good news for buyers. But here is the thing: pending sales across both ZIP codes rose 3.5% at the same time. Demand kept pace. That means more choice does not automatically mean more time to decide.

Nationally, Realtor.com reported active listings grew 5.5% year-over-year, topping 1.16 million homes for sale. Livermore's 8.6% inventory gain, counted by the Real Estate Data Aggregator, beat that national pace. So Livermore is loosening up a little faster than most places.

Sales across Livermore dipped 4.2% from a year ago, according to the Real Estate Data Aggregator. That is a small, honest admission worth knowing. More listings came on, but not every one found a buyer. Pricing and condition still did the heavy lifting.

The two ZIP codes tell different stories

ZIP 94551 and ZIP 94550 both moved fast, but in different directions on price and volume. It is worth knowing which side of town your home sits on.

In ZIP 94551, the Real Estate Data Aggregator put the median sale price at $931,500, down 7.8% from a year ago. That is a real price dip and worth paying attention to. Homes sold did jump 26.9% in that ZIP, so buyers showed up. They just paid a little less.

In ZIP 94550, the median sale price held at $1,280,000, up 1.4%, per the Real Estate Data Aggregator. Homes sold there fell 25%, though. Fewer sales, but prices held. That is a different kind of market, even inside the same city.

Speed is still the story

The Real Estate Data Aggregator counted a median of 19 days on market in ZIP 94551. That is 4 days shorter than a year ago. In ZIP 94550, the median was 18 days, down 3 days from last year. Neither ZIP is giving buyers a long runway.

Nearly half of homes in ZIP 94550 went under contract within two weeks, according to the Real Estate Data Aggregator. That share is up 11.5 points from a year ago. In ZIP 94551, 39.7% did the same, up 7.4 points. More listings came on, and buyers still moved quickly.

Rates are making it harder to move

CNBC reported the average 30-year fixed rate climbed to 7.49% last week. That is the highest level in three years, according to CNBC. Realtor.com noted rates crossed above 7% for the first time since January 2025.

CNBC also reported that mortgage applications to purchase a home were 15% lower than the same week one year ago. Higher rates squeeze buyers on both ends: what they qualify for and what they feel comfortable spending. That is part of why pricing your home right matters more than ever right now.

Nationally, Realtor.com reported price cuts hit 20.8% of listings in September, the highest share since October 2022. Livermore is holding up better than that, but the national trend is a reminder that overpricing carries a real cost.

In short
  1. Livermore has more homes for sale than a year ago.
  2. Buyers have a bit more to look at.
  3. But homes are still going under contract fast, and pending sales are up.
  4. Supply rose more than demand did, so pricing and prep still matter.
  5. One ZIP saw prices dip while the other held steady, which is why the street you are on matters as much as the city you are in.

The Real Estate Data Aggregator shows 2 months of supply in both ZIP codes. That is still a seller's market by most measures. But with rates above 7.49% per CNBC, buyers are being careful. A well-priced home still moves. An overpriced one is more likely to sit.

One more thing worth saying: these numbers cover whole ZIP codes. One street can read very differently from the ZIP it sits in. If you want to know what is happening on your block, just ask.
