More homes are hitting the market in Dublin
The biggest shift in Dublin right now is supply. The Real Estate Data Aggregator counted 150 homes for sale in ZIP 94568 during the three months ending August 31, 2026. That is up 48.5% from the same stretch a year before. More choices for buyers means more competition for sellers. Pricing and prep carry more weight when the menu gets longer.
The national picture backs this up. Realtor.com reported that active listings topped 1.16 million homes for sale across the country in September 2026. Dublin is moving in the same direction, and then some.
New listings are climbing too
It is not just existing inventory growing. The Real Estate Data Aggregator counted 221 new listings in ZIP 94568 during the three months ending August 31, 2026. That is up 15.1% from a year ago. More sellers are stepping off the sidelines.
Buyers are still showing up
Here is the part that might surprise you. More supply has not scared buyers away. The Real Estate Data Aggregator counted 168 homes sold in ZIP 94568 during the three months ending August 31, 2026. That is up 17.5% from the same period in 2025. Pending sales came in at 181, up 20.7%. Demand is real, even as rates bite.
Mortgage rates are not helping anyone's budget right now. Realtor.com noted that rates climbed above 7% for the first time since January 2025. And Redfin reported a weekly average mortgage rate of 7.32% for the four weeks ending October 25, 2026. Dublin buyers are pressing forward anyway.
Prices are holding, but the edge is softer
The Real Estate Data Aggregator put the median sale price in ZIP 94568 at $1,269,500 for the three months ending August 31, 2026. That is down 1.6% from a year before. A small dip, not a slide. Homes are still selling at 98.9% of list price on average, though that is down 0.7 points from last year.
The share of homes selling above list price also slipped. The Real Estate Data Aggregator put it at 29.2%, down 4.4 points from the same period in 2025. Nearly 3 in 10 homes still go over asking, but that number is smaller than it was. Nationally, Realtor.com found that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Dublin sellers are not immune to that pressure.
Homes are moving a little faster
One bright spot for sellers: speed. The Real Estate Data Aggregator put the median days on market at 30 days in ZIP 94568 for the three months ending August 31, 2026. That is 5 days shorter than the same period a year ago. Well-priced homes are not sitting around.
That said, fewer homes are going under contract in the first two weeks. The Real Estate Data Aggregator counted 22.7% of homes going under contract within two weeks of listing, down 9.3 points from a year before. The very fastest sales are less common now. Pricing right from day one matters more than it did.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Dublin's median dipped 1.6% over the same stretch. Local conditions can read very differently from the national headline.
- Dublin has a lot more homes for sale than it did a year ago, up 48.5% per the Real Estate Data Aggregator.
- Buyers are still active.
- Prices are close to flat, not falling hard.
- Homes are selling in 30 days on average.
- But with more competition on the shelf, sharp pricing and solid prep are doing more of the heavy lifting for sellers right now.
One more thing worth knowing: these numbers cover all of ZIP 94568. One street can tell a very different story from the ZIP code as a whole. If you want to know what is happening on your block, just reach out.
