More homes are hitting the market in Dublin
The biggest shift in Dublin right now is inventory. The Real Estate Data Aggregator counted 150 homes for sale in ZIP 94568 during the three months ending August 31, 2026. That is up 48.5% from a year ago. When shoppers have more doors to open, sellers have to work a little harder to be the one they walk through.
This is not just a Dublin thing. Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. More supply at every level means buyers have leverage they did not have a year ago.
Sellers are showing up too. The Real Estate Data Aggregator counted 221 new listings in Dublin during the same three months, up 15.1% from a year before. More sellers entering means more competition on the listing side.
Homes are still selling, just with a little more patience
The good news for sellers: buyers are still active. The Real Estate Data Aggregator counted 181 pending sales in Dublin during the three months ending August 31, 2026, up 20.7% from a year ago. Demand has not gone away. It has just spread across more options.
The median days on market came in at 30 days, which is actually 5 days shorter than the same period a year ago. Not every home is sitting. But the share that went under contract within two weeks of listing dropped 9.3 points to 22.7%. Fewer homes are flying off the shelf on day one.
Prices dipped a little, and that is worth knowing
The Real Estate Data Aggregator put the median sale price in Dublin at $1,269,500 for the three months ending August 31, 2026. That is down 1.6% from the same period a year ago. A small dip, not a collapse. But it is a signal worth paying attention to when you are setting a price.
Homes sold at an average of 98.9% of their list price, down 0.7 points from a year ago. And 29.2% of homes sold above list, down 4.4 points. Bidding wars still happen, but they are less automatic than they were.
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. That is the backdrop sellers are working against everywhere right now.
Meanwhile, Realtor.com also noted that mortgage rates climbed above 7% for the first time since January 2025. That affects what buyers can afford, which in turn affects what they will offer.
- Dublin has more homes for sale, more new listings, and a median price that slipped 1.6%.
- Buyers have more to look at.
- Sellers who price carefully are still closing deals in 30 days, and pending sales are up 20.7%.
- The market is moving, just not on autopilot.
One more thing worth knowing: the Real Estate Data Aggregator covers ZIP 94568 as a whole. One street can read very differently from the overall numbers. Prep, price and timing still vary block by block.
