Higher rates did not stop fast deals in part of Livermore
Rates crossed 7% for the first time since January 2025, according to Realtor.com. That is a real headwind for buyers. But in ZIP 94550, the Real Estate Data Aggregator counted 45.9% of homes going under contract within two weeks of listing, for the three months ending August 31, 2026. Priced and presented well, homes here are still moving fast.
That 45.9% figure is up 11.5 points from the same three months in 2025, per the Real Estate Data Aggregator. So speed actually improved, even as rates climbed. That is worth pausing on.
