Dublin has more listings, but homes are still moving
The Real Estate Data Aggregator counted 150 homes for sale in ZIP 94568 during the three months ending August 31, 2026. That is up 48.5% from the same months in 2025. More choices on the shelf does not mean homes are sitting. The same data shows 181 pending sales, up 20.7% year over year.
More listings nationally is not just a Dublin thing. Realtor.com reported that active listings topped 1.16 million homes for sale across the country in September 2026. Dublin is moving with that same bigger-choice pattern.
Prices dipped a little, but homes still close near asking
The Real Estate Data Aggregator put the median sale price in 94568 at $1,269,500 for the three months ending August 31, 2026. That is down 1.6% from the same period in 2025. A small dip, not a slide. Homes still sold at 98.9% of list price on average, per the same data. That slipped 0.7 points from a year before, but it is still very close to full ask.
Nationally, rates are adding pressure for buyers. Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. CNBC reported the average contract rate on conforming loans climbed to 7.49% the week of October 7, 2026. That is a real headwind for anyone financing a purchase right now.
Not every home is flying off the shelf
The Real Estate Data Aggregator shows that 29.2% of Dublin homes sold above list price during this period. That is down 4.4 points from a year before. So a little less than 3 in 10 homes sparked a bidding war. The other 7 in 10 did not. Pricing right matters more now than it did a year ago.
The share of homes that went under contract within two weeks of listing was 22.7%, down 9.3 points from a year before, per the Real Estate Data Aggregator. Buyers have a bit more time to think. That does not mean the market is slow. It means the urgency has eased slightly.
Supply is still lean, even with more listings
The Real Estate Data Aggregator counted 2.7 months of supply in 94568 for the three months ending August 31, 2026. That is up 0.5 months from a year before. Anything under four months still leans toward sellers. Dublin is not there yet, but the gap is narrowing.
Realtor.com also noted that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. Dublin's own median dipped 1.6% year over year, per the Real Estate Data Aggregator. Those two facts rhyme. Sellers who start too high are adjusting.
- Dublin has more homes to look at than it did a year ago.
- Prices eased a little.
- Homes are still closing in 30 days and near full ask.
- The market is not racing, but it is moving.
- Sellers who price carefully are still getting results.
One more thing worth saying: these numbers cover all of ZIP 94568. One street can read very differently from the whole ZIP. A block with newer builds, a school boundary line, or a busy road nearby can shift the picture. The data above is a solid starting point, not the whole story for your home.
