Dublin has more listings, and buyers are still showing up
Here is the one thing that changes how you should think about your Dublin home right now. The Real Estate Data Aggregator counted 150 homes for sale in ZIP 94568 during the three months ending August 31, 2026. That is up 48.5% from the same stretch a year ago. More competition for sellers, full stop. But here is the twist: buyers did not disappear. Pending sales rose 20.7% over the same period. More homes came to market, and more buyers stepped up to meet them.
Nationally, Realtor.com reported that 20.8% of U.S. listings took a price cut in September, the highest share since October 2022. Dublin is not immune to that pressure. But 181 pending sales in a single quarter tells you demand here is real, not just a rumor.
Prices dipped a little, but homes are moving faster
The Real Estate Data Aggregator put the median sale price in ZIP 94568 at $1,269,500 for the three months ending August 31, 2026. That is down 1.6% from the same period in 2025. A small dip, not a slide. At the same time, the median days on market fell to 30 days, five days shorter than a year ago. Homes are not sitting longer just because there are more of them.
Sellers are still getting close to their asking price
The Real Estate Data Aggregator shows the average sale price came in at 98.9% of list price in ZIP 94568 during those three months. That is down 0.7 points from a year ago, so the gap between asking and getting is a little wider. But 98.9% is still close. Sellers who price carefully are not leaving much on the table.
About 29.2% of Dublin homes sold above list price, according to the Real Estate Data Aggregator. That is down 4.4 points from a year ago. So bidding wars are less common than they were. Not gone, just cooler.
The bigger picture: sellers outnumber buyers nationally, but not in Dublin
Nationally, the picture is more lopsided. One data provider reported an estimated 1,510,784 home sellers in the U.S. in September, the most since March 2020. Estimated buyers came in at 928,892, the lowest level since 2013. Sellers outnumbered buyers by 62.6% across the country. Dublin's numbers do not match that story. Here, pending sales outpaced active listings.
Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That matters for what buyers can afford. It also explains why the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026, with only a 0.3% month-over-month gain in July on a seasonally adjusted basis. Slow and steady at the national level.
What this means if you own a home in Dublin
You have more neighbors to compete with than you did last year. The Real Estate Data Aggregator counted 221 new listings in ZIP 94568 during the three months ending August 31, 2026, up 15.1% from a year ago. Months of supply rose to 2.7, up 0.5 months from the prior year. That is still a relatively thin supply. It is not a buyer's market, but it is more balanced than it was.
The share of homes going under contract within two weeks of listing fell to 22.7%, down 9.3 points from a year ago. So the days of every home snapping up in a week are less common. Pricing and presentation matter more now.
- Dublin inventory is up nearly 50%, yet 168 homes still sold in just three months and pending sales rose 20.7%.
- The median price slipped 1.6% to $1,269,500, and homes are selling five days faster than last year.
- More choice for buyers, more competition for sellers, but not a frozen market by any stretch.
One more thing worth remembering: these numbers cover all of ZIP 94568. One street in Dublin can read very differently from the ZIP code as a whole. A block near a park, a school boundary, or a busy road can shift the numbers in ways the ZIP average never shows.
